This is a long term trend which appears to have been accelerated by the pandemic by between three and five years. If this proves to be the case then it means the traditional retail market will have a tough time when the UK returns from lockdown.

It is likely that niche retailers and those with strong digital offerings will succeed whilst those with neither attribute will struggle.
